July 9, 200917 yr Anyone have any tips on selling a house. It is a nice house 2000 square feet in a good neighborhood. I heard something about burying a statue in the backyard.
July 9, 200917 yr Fix all the little things like light bulbs burnt out etc. Clean up the landscaping. Bathrooms + Kitchens are huge features. Start spreading word of mouth you are selling. I know you have to advertise but I've had luck a couple of times by just telling friends/coworkers etc. They have run into other friends looking and we have been able to sell like that before.
July 9, 200917 yr If possible, move all your furniture out and paint the walls a neutral color. Also, use some of those plug-in Glade vanilla scents or something to make it smell good, not overpowering, though. I have found that people just can't seem to see past your stuff and it helps when the house is a blank slate, so to speak.
July 10, 200917 yr Pay the money to get the house appraised. You'll know exactly what it is worth and be able to price it properly. Fix all of the little things that you've put off. Painting is a great idea. Clean the windows spotless. Clean windows make people happy. It's mental but it's true. Make sure your lawn and land scaping is well groomed, curb appeal is important. Don't rule out doing a carpet or paint allowance for the buyer. Some folks are very interested in them. Those are off the top of my head.

You're suppose to bury St. Joseph in the front of your house, upside down, and facing the street. A friend is suppose to buy it for you though. We did this and sold within 2 weeks.
July 10, 200917 yr Move any bulky stuff out like treadmills etc if you have them. You want the rooms to look as big as you can.
July 10, 200917 yr Open all the blinds. Put all the clutter you have in a storage building. Paint for sure. Oh yea, and bake something the day someone is coming to look at it. Good luck.
July 10, 200917 yr Paint, stage the house with small trendy furniture, keep the colors of the walls normal.
July 10, 200917 yr A friend of mine gave me a statue of St Joseph and we barried upside down in the backyard about two feet from the house, I sold my house the following day. This sounds stupid however, it worked for him then me. Good Luck. JD

And we have spent billions to bailout the housing market when we could have just invested in St. Joseph statues.
