My thought would be to make an offer (including a preferable closing date) that you feel good about and if it doesn't work out, then it is not meant to be. I see people all the time at auctions and in situations such as these, where someone will overpay for something just because they got caught up in the bidding process. You just read my mind completely. Last night I was emotional, but now I'm playing hard ball (where's the punching smiley when I need it?) They're gonna come my way with these closing costs if they want to move up the closing date.

We have bought a few homes over the years. Looking back, the ones that got away were not meant to be. Something better always came around. Make your best deal, if it is rejected, move on. However, if it truly IS a great deal, you really want the home, and plan on living there for several years, I wouldnt get too caught up in closing costs. $2500 is not much in the big picture of home ownership. I wouldnt let it be a deal breaker. Good luck. It is always a scarey thing buying a home, especially your first one.

I thought most of the time the seller pays closing costs, or the seller will counter by bumping up your offer by the amount of the closing costs.

In today's market, many buyers try to get the sellers to pay for the closing costs. However, they don't have to since the cost is directly related to the buyer.

The second offer was on a home I really wanted and they actually counter-offered (and had the inside tract since we knew the owners). But we got cold feet and I kick myself everyday now.

May 13, 200917 yr Try not to be depressed. A similiar situation happened to a friend of the family who is also buying their first home. The house was appraised at 93K in 2009 by Kenton County and the owners put it on the market for 115K. I don't think the house is worth 115K. You will find something. It may take a couple of months.

The house really was perfect, about 1300 sq ft. professionally painted inside with the colors I had planned to paint the rooms! Hardwood, laminate and tile floors, 3 br. big fenced back yard, beautiful landscape and in the Pines which is a really nice neighborhood in Paducah for 97k:cry:
