If it already has failed two inspections that should more than likely tell you something. It sounds like you may be trying to make something work that's just not for the best.

No there was the 1 inspector that failed it, and then the sellers hired their own guy to come check it out and he's saying he's not seeing what the other guy said he saw. The other guy is on vacation this week and "can't be reached". Getting aggrevated

Our house was treated for termites in the 70's with something that is illegal now. Good news is that there hasnt been a termite on the property since. We own some rental property that developed termites 15 years ago. Couldnt use the good old illegal stuff anymore. It took years to get rid of them using Terminix. Bottom line is they can be exterminated, but not as easily as the old days. In addition, you pretty much have to pay Terminix a yearly fee to keep inspecting and doing follow up treatments. That termite damage is something you will have to worry about when you go to sell the house. You have to decide how bad the damage is, if it can be repaired, and if you are willing to keep up with termite treatments for years.
May 18, 200917 yr Author Yea, there was a bond on the house for termites up until about a year and a half ago and the owners let it expire and didn't know to renew it. The guy who's been contracted to do the termite stuff would put an 8 year bond on it, so if he comes out and theres any termites or issues he takes care of it at no cost to the home owner.

Our house has some damage under the front door/porch that has been there since the 70's. You can only see it if you look up the basement ceiling. It doesnt involve any major beams and caused no structural damage. I am sure your inspector will look very closely at the damage and you will be able to make a decision based on that. Good thing is that there are no termites there now.
