Modular Homes

Featured Replies

Does anyone own one, know anything about them, or know where I can find any info about them? They sound like a pretty sweet deal.

Make sure that you are dealing with "Modular Dealers"...lots of time they are selling Manufactured Homes that have steel I-beams underneath them and a vin number. Probably new that, but met several people that don't know the difference.

Modulars are brought in by several different pieces or built on site...good luck with your hunt.

I've researched modular homes a little.

From what I understand, they are basically factory built, then brought to your home site in several pieces and put together.

The seem a little less expensive than a traditional built home. Keep in mind though that most base prices you will see on websites are essentially walls and a roof only. I believe in most cases you pay additional money for the flooring, cabinets, bathrooms...pretty much everything in the house. On top of that, the price does not include the foundation.

I believe they are constructed much faster than a traditional home also.

I don't think modular homes are very common so getting a loan for one may be difficult.

Mobile Home -- Usually metal frame can be single or double wide. Initially has title like car and can be legally attached to land as real property for lending pruposes. Rarely on a premanent foundation. More difficult to borrow on as it ages

Modular home -- Wood stick built home pre assambled in a factory setting and trucked in to a site (2 or more pieces). These can be placed on foundations with basements or a crawl space. Either way they are treated and taxed as any other single family home. usually never a lender issue with these if assembled properly.

Both popular in KY, more so in rural areas. Many modular providers in every part of the state.

Who provides modular housing in KY, I don't even know where to look.

My sister and brother-in-law just moved from a 3BR brick ranch just outside of Leitchfield to a brand new modular home in Hudson, KY a couple of years ago. I believe their dealer was in either Elizabethtown or Shepherdsivlle. For the record, their new home is fantastic! My nephew has his own "suite".

The home has a huge, beautiful fireplace, 4 bedrooms, 3 bathrooms, an office, a great room and a formal dining room, and a kitchen I would die for.
