Modular Homes

Featured Replies

Hey, HoopBoy:

Did you end up calling JD's buddy? I'm in the hunt for a house right now and can't find what I want in my price range. This thread got me thinking about possibly going the modular route. The pricing for some of the lower end houses on Holiday Homes' website seems too good to be true. What do you think? Is it worth checking out????

One downside is I believe the resale value of modular homes is very very low.

You need to do some research on high quality build modular home not the low end low price homes of the past. You will be surprised that they hold their value every bit or more than a traditional home. My brother in-law is in the business on the on the East coast and south and they are sweet.

No, I've about backed out. I've heard/read a lot of complaints about modular homes and they all say the same things. There are cracks in the sheet rock, leaks in almost every room, poorly insulated, etc. I'm about afraid to go that route now.

I looked at the modulars on Holiday's website and they look to be what most think of a modular home. A high end mobile home. I don't see any way they would hold their value.

I think you were looking at the mobile homes. You can't tell the difference between a modular home and a site built home just by looking at them.

Holiday's website advertises those as modular homes. Their on site built house are not modular. They are framed on site.

The town I live in is very small. It only has a little over one thousand residents. There's only one supermarket, and a handful of other towns and businesses inside city limits. However, there is more houses than one could count. Most towns have nothing but businesses etc. inside the town while as most houses are located outside. Here it is basically like a ton of houses grouped in a surrounding area, with other businesses worked in as well. Over the past decade Modular Homes have become very popular here, and there has been some very nice ones be built. One in particular was actually built over a hill side and has a porch that hangs over the edge making way of a great view of the town. Normally it only takes a couple weeks to construct them whenever they get hauled into town. Without seeing them hauled in on pieces, it would almost be impossible to tell they are modular homes, they look just like a normal house would. Hope this helps in some way.

I saw some very nice looking modulars on there, apart from the site built ones, but outside looks is not the issue for me, it's the poor quality, i.e. roof leaking, poor insulation, cracks in the walls, etc. that I've read about that worries me.

I don't blame you. When it comes to houses cheaper is definitely not better.

No, if it sounds too good to be true, it usually is. I'm thinking if a man wanted to build a house, could get a quote for labor only, and finagled with people to get the materials yourself, you'd probably get by just as cheap if not cheaper, and you know the quality of the house you're getting, if that made any sense at all what I just wrote. It's been a long day.

It sounds like you want to be your own general contractor. If so I believe that will save you anywhere from 10 to 20% of the cost to have a house built for you.
