August 5, 200818 yr Out of curiosity, what's the longest it's ever taken you to have someone evicted? Also, what's the highest amount of damages you've had that the security deposit didn't cover? Actually, I have never had to evict anyone. Twice I have had tenants who knew it was coming and mysteriously disappeared. One tenant was 3 months behind at the time. My fault for letting it go that far. I was a little more naive then and was trying to be patient. Silly me! Once I had a tenant call me to ask if I had the apartment next door rented yet. Evidently my deadbeat moved out that day. I had no idea they were moving out! Damage is sometimes difficult to assess because it comes down to "normal wear and tear" vs abuse of the place. I would say the worst damage so far that I did not consider normal wear and tear was about $4000.00 that the security deposit did not cover. Holes punched in walls and doors, cat pee in rugs (we have a no pet policy), and large, broken appliances left behind that had to be hauled away. Later we had some electrical problems and I learned, after hiring an electrician, that this tenant had done some creative electrical work that I didnt know about. Could have burned the whole place down.:madman:
