August 25, 201016 yr Home prices don't seem to have been hammered here nearly as much as other parts of the country. My mother-in-law sold hers in a month for what she was asking, in Lexington. She was in a good neighborhood, with good school, etc. She had thought about selling 3 years ago and had it appraised then to see what it was worth before putting it on the market. Ended up not selling. The house appraised for 3% more this time than last. So while it didn't increase in value during that time. At least it didn't go backwards. I only know 2 realtors. They both say that that 85% of the houses selling are under 125,000 or over 300,000. The folks in the middle are pretty much screwed right now. They'll have to wait it out. Good luck to you. IF, IF, we sell for what we are going to list for we will make about 15% over what we paid and have put into it. I Also like hearing the bolded part since we will be listing for $126,900. Everything in or on the house is new except the roof and carpet, and the carpet was replaced in 2003. I have replaced all the windows, HVAC, completely remodeled the kitchen, replaced all the interior and exterior doors and painted all the trim (it was just stained wood and really out dated. Also just had all the exterior trim painted about 2 weeks ago.
August 25, 201016 yr If it wasn't for the success of the Obama stimulus plan, new home sales would probably be down about 14.5% or so. Therefore, this is in fact another victory for the O (At least this is how it will probably be presented by the O and his team of narcissistic miscreants).

Sadly, you're not going to make near what you were hoping when you bought it, but you're not going to lose either. Sometimes you have to take what you can and move forward. All I can say is don't be impatient. You're at the right price for the market.
August 26, 201016 yr I saw on the news today of the sales that did occur 1/4th are foreclosure sales. That is not 'normal' at all. So as bad as the number is it is actually worse. I also asked a realtor what the backlog of houses in the $500,000 to $1M range is. That is the amount of time it would take to clear the houses on the market at the current consumption rate. The answer - 'Two and a half'....years...not months.
August 26, 201016 yr I have been watching realtor.com for listings in my area. Been looking at houses from $150,000 - $200,000 range. There has not been very much movement at all and there are some really good deals.
