June 19, 201214 yr I accepted a counter-offer on a home last night (paperwork to be signed today), and have finally bought my first house. I've been looking for the better part of 2+ years, and was starting to think I was never going to find anything. Now on to the scary part....cutting that dang downpayment check. :scared: :lol: Any words of advice for me between now and closing? (The deal is contingent on passing a home inspection and an appraisal)
June 19, 201214 yr As a long-time homeowner I say congrats as well as get ready. Make sure you get someone you know and trust to do the inspection. Lots of shady guys out there.
June 19, 201214 yr Whats a good Home Inspection cost? Well good depends on the inspector but I think they run around $300-$400. I would suggest someone you trust (preferably you) being present with the inspector UKMF.

(The deal is contingent on passing a home inspection and an appraisal) I second what Clyde said about the inspection. Make sure you have someone that knows what they are doing preform the inspection. Even if it cost more, it could save you thousands in the long run. Do not be afraid to ask questions either. Anything that doesn't look right ask. Congrats on the house. Post some pics when you get a chance if you don't mind.

If you know anyone in the construction business they might know a good one. Your bank might be able to suggest one. It's definitely in their best interest to make sure the home is sound.

Apparantly, according to my real estate agent, once the contract has been signed and processed they contact me and put in touch with an inspector with at least a 95% rating (whatever that means).

Make sure the contract gives you and out if there is a problem.
June 19, 201214 yr Author Make sure the contract gives you and out if there is a problem. I have that in there. Doesn't even have to be a problem, just that I have to be satisfied with the results of the inspection.
June 19, 201214 yr A couple of things to look for... Make sure you know how old the roof is, if it needs to be replaced that will be very expensive. Sometimes you can amend the offer to include some rebate if it does need to be replaced, maybe half the cost or something. If the house is an older house the wiring and plumbing can both be issues. Run water in all of the tubs/showers and sinks to make sure they drain properly. Slow drains could be signs of bigger problems.
