March 18, 200818 yr Author A fixer-upper might be a great investment. Buy something off the foreclosure market. Plan on flipping it a year from now. You could see a nice return. If the RE market is still in a slump a year from now, turn it into rental property until you're ready to sell. Gold's at a record high. The stock market could go either way in a hurry. Really depends on the strength of the dollar. Foreign stocks are another possibility, especialy Asia. Besides a good return, a stronger dollar could mean a bigger return. Rare coins can be a great investment if you have the patience and time. My best investment was a rare coin. 17,000% return. There are a lot of flipping going on around here but now those houses are just sitting there been for sell for a long time. The housing market is going down, no one is buying an a lot of those people had that same idea an now they are stuck with a house they can't sell. What coin did you have by the way?
March 18, 200818 yr Am I wrong in thinking this would be an excellent time to buy rental property if you can get the loans? Looks like you could buy cheap and there should be a lot of renters since they can't get loans. It seems like it would be a great time for me. Am I missing something? Because the demand for those wanting to rent is increasing, the demand for such properties would also be going up , thus, the price of the property would be rising.

Thats a good point, an also it is getting hard to compete with these big apatrment complex that have pools, tennis, weightroom.

I understand what you are saying and maybe it's because there is a lot of poverty in my area. It seems like the majority of the folks are trying to rent because they can't get loans so the house prices aren't really going up. I'm trying to talk my wife into taking the plunge to get started.

Housing prices in general might not be going up but I would think that rental property prices would be based on demand.
March 18, 200818 yr I was told by my broker not to panic. It depends alot on where you are in your life and what you want to do with your investments. I'm not needing my investments now so I can afford to sit. I have seen this before and went into panic mode. I didn't like it but he was right. Everything came back and stronger than before. Trying to sell high, or just as the stock starts down and buy low, just before they come up is not for me. It may be for some, but you have to really be on top of things to catch it at just the right time and even then your taking more of a risk. I have what I like to call safe stock. I don't try to make the quick dollar and then sell or take the risk of new stock. I usually purchase the sure thing. I'm not really sure about property these days. Of course I always went on the theory that they aren't making any more of it so get it while you can. But as for the housing market, I'm getting the feeling that it is finally beginning to hit its' ceiling. I have long felt that housing prices have been way over valued and I feel that maybe we are now into the adjusting phase. Just a few thoughts.
